If they are 40-50 years old then potentially it would be more expensive to maintain/repair them.

I’m curious to know—how do you approach your market research?

How did you add value to the deal?

I put in an offer in a house after talk to the sellers agent she set the terms, we accepted all the terms them she add that the “seller” would not pay for the buyer commission (My wife is my agent, somehow she found out that).She asked for full price, no inspection, no contingencies?

It is easier to sell it vacant 

They look forward to where rates are going to be, not where they are currently.
