@Asim Alam higher average rents (could be easily 2x-4x more depending on property and location based on some properties I've analyzed with an AirBnB in mind), but also higher vacancy and turnover costs (although some turnover costs are mitigated by an added on cleaning fee).

If they are treating you this way when they are expected to be on their best behavior and you can detect problems the most easily, what will they be doing later on when it's more difficult for you to determine if they are doing the right thing or not?

I'm sure the snarks on here will say the best tenant proofing is good screening before you rent :) I personally like tile floors...I have given up on wood...laminate and carpet...provide extra air filters for the AC unit (unless you use replacing them as a reason to go by and check out the place every few months) fire extinguisher in the kitchen...make sure smoke detectors are installed and working properly ...if it is a single family be sure the tenants know where and how to shut the water off ...
