My wife and I killed ourselves saving up $80k for our first Properties (side by side duplexes) and once we bought them we were broke!!!! 

Another option was to level it and put up a duplex which will cost about 400k and I️ work with a GC which we would do all the work and his brother has the money to invest into the project to make it happen.

We are looking at a buy and hold duplex or triplex.  

HML don’t do 30-fixed.You can get 5-7 yr interest only loans but that ain’t gonna cut it  It would be an owner occupied duplex
