It took some time to get all the money in hand, but eventually in April we purchased a foreclosed home on Homesearch and bought a duplex owned by a bank.The house is a 3 bedroom/2 full bath, brick, cape cod with a one car detached garage in a good neighborhood.

It is still a possibility though, I have never done one but would be willing if it makes sense.A little about the home: It is a 3/1, 1200 sq ft, has a 1 car detached garage. and a decent sized yard which also could use some work.

(detached with a 2 car garage is what im going for)So heres a quick break down of an owner occupied duplex:Gross Potential Income: $13,200/yr ($1,100/mo)Vacancy @ 8%: $1,056Repairs @ 8%: $1,056CapEx @ 5%: $660Property Tax: $3,600Insurance: $1,500Net Operating Income: $5,328Debt Service ($140,000 @ 5% for 30 years): $9,996Cash Flow: -$4,668/yr (-$389/mo)Seeing that I will be using a 203k to rehab the place upfront, am i overestimating my repairs & capex percentages?
