So, the house was vacant when this happened and my insurance is written as non-owner occupied (landlord's) insurance.Will insurance company deny the claim because no one was living in the house (it was listed on several websites for rent)?

i would get with a good insurance agent and go over EXACTLY what your doing.. if your not properly insured and you had a loss they could deny coverage@Darrin Gross insures a few hundred of our properties and i have been with him for 20 plus years.. give him a shout he is an expert at rentals and has his own and maybe even some a little like you describe.

Most average cities don't know what the hell they are doing or saying because they don't see ADUs except for 5x a year and simply deny them.My tour and research of a company called US Modular in California has the GC getting the feasibility study done for $3500 (used as a credit towards the build but is a fee if you don't move forward with build).

If you ask them to take an assessment, you can't deny them an interview just because the results might not be what you were hoping for.
