Traditional 30 fixed rate year mortgage How did you add value to the deal?

Depending on how elaborate the note is or whether it's simple and fixed rate will and if it's in a primary or secondary position will determine the overall cost.

We will certainly get things wrong sometimes, like every real estate investor I know, but have a very high conversion rate. 

Unless rates have dropped or stayed close to the same than a cashout refinance might work and take some money out. 

Since then my rates have gone up and the deal isn't as attractive.
