Just be careful here as you need to comply with neighborhood CC&Rs as well as city codes.Talk to multiple realtors to see if any of them have any "pocket listings" or know anyone who is considering selling, but hasn't made the decision to list. 

I hope that decision comes soon.

If you choose to keep it as a rental, that's more or less the decision you're making.

That sounds like a wise decision.

That's what I would base my decision on.

My original goal was to house hack in my area but after endless searching I could not find a duplex in my area so the decision was to buy a single family home, live in for a year, and then rent it out.

This sounds like it is a huge project to start out with which can be risky but as long as it makes sense and it’s a risk you are willing to take you have to make a decision on it.

Recently, we made the decision to move from Minnesota to South Dakota.

At least let someone give you an assessment officially before making a decision on it.
