Check out some meetups and meet people and find out what they are needing help with and offer to do work for them and you'll get to learn along the way.

We've got to raise it, but we don't want alot of moveouts all at once, have to make a lot of repairs to rent given some of the capital demands we've just had (more surprises), so we're going to evaluate the properties and to check on those factors.

@Uzziel CortezIf you are looking at markets in the Midwest like Indiana, I would recommend checking out Columbus and Cleveland OH. 

What I would suggest alternatively is putting a clause in the lease that anyone above the age of 18 that's going to be living in the unit for more than 7 days has to be approved by the landlord and pass credit/background/income check etc.
