It does need some renovations done to it, but the tenant has been in the property for 3 years and wants to stay and there was more cosmetic repairs than the roof leaking kind of renovation.

There's definitely competition for cosmetic rehabs, slightly less than pristine turnkey rentals, etc on the MLS and/or reputable wholesalers.

With cosmetic work I could see it come in lower end of arv What’s attractive is if one did a triplex conversion, 330-400k is the price per door in the area

I normally prefer to take care of the tenant even if it is cosmetic issues, but would like fair market rent.

I think the other blessing in disguise is that we haven't put very many cosmetic/aesthetic upgrades into this house.

Here is my devil's advocate view: I live in Cincinnati, and in the areas I follow, nothing in this price point stays active for more than 24 hours, even with full cosmetic repairs.  

Nothing huge A LOT of cosmetic.

Market in general very hot so after the cosmetic changes I don’t think it’ll be a tough sale. 

The house is from 1950s and needs a new roof and some cosmetic updates but there’s been a new a/c unit, water heater installed within the last two years.

All cosmetic remodeling and repairs.
