So they are requiring I get my dad to co-sign and since its an investment he has to be on title as well. 

An easy example is what people use for their self-directed IRAs, where an individual's name doesn't have to be on anything (the trustee signs everything, as in): EQUITY TRUST CO CUSTODIAN FBO #110991

When I bought my first house as a business owner my dad had to co-sign for me.

I house hack and brought in a business partner to help on the down payment and to cosign.

Anyone have a good recommendation for a property management company in Greenville NC? I may be renting out a property there in Jan and need to get my ducks lined up.

You are young so you may need a cosigner and everything is possible don't stop if one door shuts just open another one.
