A "delayed finance" loan is really a cash-out refinance BUT, in most circumstances, you don't get punished like you would on a c/o refinance.

Always vet a real estate agent because there are a lot of them out there that are dishonest and if you run into one take notes and report them and contact their E & O insurance carrier and you can hurt the real estate agent and put them out of business for being dishonest.Joe Gore
