They are also working many listings at one time and have to work within their client's directive.

I refer him 15-20 new clients a year, so he will take a 5 minute phone call to make sure my deal goes through. 

Just hypothetical numbers, but if it supports the payment with income producing property and gives you cash flow, it's a no brainer.  

They normally prefer to pre-approve their clients before they even start looking.

I don't worry about trying to appease them because they'll never qualify as a client/tenant of mine anyhow, and anyone who would be my tenant can likely see past that nonsense.Personally, my only absolutes are NO evictions ever and no recent utility collections.

Both of my buildings didn't "seem" to have foundation issues, but 100 years of ever increasing weight (we have a lot more stuff now) can affect the support.

Having a license and operating as a "professional" property management company does not mean the clients will have a professional or quality experience. 

Right now I hold my license myself here in Texas as I do not need the support of a larger brokerage for my current purposes.
