There's probably a little pain in the rent growth this year and rent has probably not caught up with sales prices yet, but market still seems good for the long term.

I generally have been researching small multifamily properties and single-family homes for both short and long-term rentals.

If contractor is saying this was slow long term extensive damage then it may not be covered by insurance.
