After that I plan to focus more on cash-flowing markets out of state. 

It is an interesting business model.  

If you're a dead set on being a passive investor, it may take you longer than if you view it as a business and you are involved in it day to day but that's just a guess.

what I really watch out for is JUNK fee's you may have 1 point origination but by the time you add up the junk fee's your really paying about 4 points or more.. this is the only way they can stay in business.. there is no way a lender can do a loan as you describe and the sum total of their income is 1200 bucks..

And I’m planning to get business credit through my LLC I’m setting up.

We are in talks with a lender and plan on taking out a home equity loan soon on the house we are rehabbing to finance the rehab.
