They put in a new electrical box because the tenant wanted to plug in a ridiculous amount of things at the same time in the kitchen and kept tripping the breaker, to the tune of hundreds of dollars for a job that involved waiting for their buddy electrician to put in the "emergency" breaker.  

If you would like some help I am here for you buddy as you know one person time.  

My LL buddies and I give each other a courtesy 'turd alert' by phone, text or e-mail.  

I learned the hard way that if you act like a buddy to your tenants, they will then start asking favors they'd never normally ask for.
