If Sellers are silly enough not to see through my 'if-I-can't-find-a-buyer-bad-luck-for-you-I-get-my-money-back-and-you-have-to-start-all-over-again-and-I-don't-care' brand of sneakiness, don't expect me to fall for my own trap"! 

I'll be looking for a 6+ year old rig that was ~ $100k brand new, paying $25K cash is pretty near the end of the depreciation curve.  

Clean, neat, fresh, reasonably modern.

Hello all,Looking at purchasing a new build duplex in a brand new subdivision.All of the houses are the same finish and floor plan, will a property's location on the plat map; for instance, a place at the end of the cul-de sac vs.the busier front of the subdivision affect the amount of rent you can realistically charge?

I agree that the general sentiment in this thread is over priced under value but that is changing.And the biggest issue with appraisals is they are not apples to apples.. you can't take a used home and compare one that has everything brand new..

Can I get a loan through a brand new LLC?  

Go visit Downtown Vista, it looks like a brand new city, completely renovated, new streets, new restaurants, new housing, while keeping many of the local businesses intact.
