@Nick Giulioni I'm brand new to this so diversification isn't a huge issue yet, although that is partly why I want to mix it up with a buy and hold between every few flips.

What have been some of the challenges of selling brand new builds in the  Greater Atlanta region? 

The brand and model I use has a life time warranty. 2 40k BTUs units should be plenty at 50 gallons each. 

I’m looking to make things as cookie cutter as possible to simplify repairs and renovations when a tenant moves out.I’m looking to make a list of durable long lasting faucets , fixtures , appliances, flooring, and anything else that would be helpful.This list may be helpful for a lot of people besides myself.Looking for brands and models, high efficiency fixtures.Thank you

I am brand new to the REI and BP world and can't get enough.

We swapped out the original wooden piers for brand new concrete piers and steel shims.

I’m brand new to this, but if it seems that it will hold its value for the foreseeable future (market-dependent) I say BRRR and hold.
