@Destry Dylan Thomas Sholder I’ve discovered it’s just better to let tenants leave than risk them destroying the unit or not paying for months or getting involved in a lengthy eviction.

You would be getting much better pricing on a DSCR loan instead. 

If a better state for landlord, maybe see if you can find a different insurance coverage and/or if tenant will pay difference in premium to cover, then require high liability in renter’s policy.

Would it be better to just wait for rate cuts then jump in. 

As an LP you fair far better when any funds distributed are the consequence of real estate activity.

I don't say this because I'm a HML, but because I just don't like the risk/liability of holding a rental property in my own name.But again, I'm not in that business...Maybe someone who is can shed some light / give better advice...

As a real estate investor, setting short- and long-term objectives can help you stay focused and make better decisions.

Regardless of which method you choose, you better have your stuff together and understand what and who you're dealing with. 

The more specific your criteria the better, because it makes the next step a lot more efficient. 

Agents know very little about SF and First Am isn't much better.
