So far only finding places with balloon payments (which I'd like to avoid if possible).Would also be open to a fixed rate but kind of using those as back-up options for now.Recommendations would be super helpful!

But my best success was buying in a highly desirable local market AFTER a large crash in really good areas where prices briefly overcorrected and then shot back up post crash (and rents shot up too).

We (my wife and I) have a couple lines of credit totaling about $95k max (I don't want to over utilize these, they are more of a backup).

i don't know what the rules in OH are but you can check the states MHA resources and also do a check on OH tenant land lord act for some info .You will also want to check with the city of the current zoning as well as if there will be any issues in bringing homes back up there. 

I'm a stranger in Utah, I only have a few acquaintances that I work with, and no one I can rely on for back up.
