Either unit 3 will have to use a Laundromat until your tenant in unit 1 leaves, or you'll have to agree on some sort of compensation for the service (not needing to share) that you're taking away.If the tenant was told when they moved in that the laundry would be shared, tell them you're glad they got to enjoy sole use of it for so long and get over it (nicely).

Both will likely require you to refi again in 5 to 10 years and rates could be higher than you can afford so I'd only recommend them if you're planning to sell the home before the rate period ends.

I don't think it's too unrealistic in the SD market to rent a room for around 1,000 dollars given the shortage of real estate and knowing as a service member myself that the military pays out 1,900 a month for housing allowance.

because I have never used an online background check service like smart move I assumed that the process online would be virtually identical to the paper process that typical tenant would go through when renting any property.

If you can only afford to send out 1 round of mailers then itd be best to wait until you can do it at least 3 consecutive months (the pros recommend 6+).

With in mind, if there are any contractors that are willing to do me a service for a couple of bucks, it would be highly appreciated.So the moral of the question is, is purchasing a home from a bank a PITA or is it not worth it as a first time investment?
