My major lessons on this one are: Be aggressive when you spot a good deal; If you can go above asking price and still make the deal work for you, do it; Consider offering large earnest money deposits to show that you're serious (I viewed property before delivering earnest money).

One of the markets we invest into in BC's interior currently (Kelowna BC) has less the 1% vacancy rate, the city is going to be opening up the rules for adding a carriage house (or lane-way house) thus giving us a great opportunity to add another rental unit onto an existing property.The banks however will be happy to lend once the project is done but leaves us with a short term cash challenge to get the approx 200k to get the project up and complete.

You can google "We Buy Houses in LI," call bandit signs if you see them, go on Craigslist and seek out ads who are looking for properties, or even post an ad stating you'd like to work with investors to bring them deals and locate investors that way.
