It seems people are moving back in, but I think the primary driver is the reduced rent rates that motivate some people to jump back in and hope they can ride the wave up.It's too early to tell but I could see a shift in demographics as people attempt to escape the heavy taxes and regulation.

Goal is to put out at least 100 a weeknd and hopefully get some motivated sellers.

"For Sale By Owner" aka FSBO leads are a common source because these are folks that are motivated to sell and are not currently working with a Realtor.Focus on speaking to as many people within a specific time block each day and do it consistently.

With the help of an agent we found this deal My initial offer was accepted as the seller was motivated to sell.

Right now I'm just incredibly motivated to get this first purchase down. 

Let's say I get a motivated seller via drive-for-dollars, do I use a realtor to actually arrange the purchase? 

The important thing here is finding out why they don't want to work with wholesalers, what their motivation is, what their timeframe is, etc..Best of luck to you moving forward!

Tile throughout.With an offwhite 12x24 throughout, any dirty tile grout is going to show more.I'm interested in this "dark grout" concept to avoid cleaning between rentals and keeping the tile looking like it never needs cleaning, but where on the grout spectrum/what colors do people purchase to achieve this?
