I read your profile, at five we are tied.

The carpet is nice and she has everyone take off their shoes when they come in the house. 

But by doing an accelerated pay down you are tying up your cash in the property...

Is it a pair of Nike shoes, a Schwinn, or a star ship? 

You would still have to put time and money into maintenance, TIs and lease ups but at least you're compensated by not tying up a downpayment and getting an instant equity boost when you exercise the option.

I see this so many times its really pretty funny... you got no money and you want to dictate the terms because you happen to tie up ONE deal.... 

It would help you have less cash tied up in the deal and increase your CoC

I believe you have to have a calling plan to make outbound, which together is still only about $10 a month.You might also be able to get a Vonage plan to do the same thing.But to be honest, I've been using Google Voice directly tied to my T-mobile cell phone and have had few problems.  

Southern California, SF, New York, DC... it will tie up an incredible amount of your net worth just to pay the money down.
