At least in cities with adverse regulatory environments like Raleigh, requiring operators must be full-time residents and stay in the property for the duration of a short-term rental, I don't see how this (Airbnb) could scale into a business.

@Alecia LovelessThanks Alesia.Splitting works best when I am here and personally vetting highly compatible tenants while absorbing small inconveniences, I can probably make splitting work if I am at least at a drivable distance although challenging.I have a strong feeling to sell if I am out of state but losing a very low mortgage interest rate and finding another house hacking cash cow in CA in this environment is also a tough pill to swallow.

If you are not embarrassed with you offer then it was probably to much, and obviously the numbers have to work, however in a competitive environment the seller or agent might not take you serious.
