Plus, the location isn't that great and we feel that there is a risk of any new tenants who may replace the current ones to not be as good.

Maybe offer to contribute towards the cost of replacing their section of line.

I decided to take a look at the original and I noticed a section on replacements and subletting (see image below). 

There is nothing that replaces a live conversation with someone who has already built that trust with the sponsor over time.

The advantage is that the price of a rent stabilized building is somewhere in between what it is work now and what it is worth if you can replace the existing tenants with ones that pay more.If you are successful in doing that you can run a successful business.

So I guess my goal would be to replace my income and go into real estate full time if possible.  

When I buy the building, I put in the necessary replacement and renovation upfront so that the on-going maintenance goes down to $60/month per unit or even less.

And if they have to drill holes for interior piers, you pretty much will have to replace the entire flooring. $$$$3.
