I agree with you Steve Vaughan, and also Jay Hinrichs, that is a very good method to move forward in one of these situations, leniency is key, in this business, but there is a live between that and being taken advantage of. give them a time frame to get caught up and give them some social services resources to help the situation, I'm sure you will be glad you did.

You have come to the right place...here you will find all the resources to get you going towards your investment goal. yes, market is hot right now, so finding a deal via MLS in Chicago north side is hard...but you can still find deals if you act early and not look where everyone else is looking...or find properties which need work, get them rehabbed and then refinance out...House hacking via FHA loan may also be a good idea.

Here in AZ, title companies have many resources for agents like open house guest registers, free marketing materials to use, and other online tools. 

Upwork is definitely worth looking into: We've grabbed a number of contract workers from there over the years.Also take a look at Fiverr.com, particularly as a resource for seeing what types of gigs you could perform with your skills and background.

Look on auction sites for your options, if you have a good deal, financing is not that hard to get.
