Think of REI as a 4 legged stool.Leg 1 - Buyers - for Investors, FHA Buyers, Tenant Buyers, Owner Financing BuyersLeg 2 - Sellers - A B C D Areas, Needs Work, Pretty Houses, Equity, No EquityLeg 3 - Funding - Bank Loans, Private Lenders, JV Split Partners, Hard Money Lenders, Owner Financing for Free and Clear Houses.Leg 4 - COIs - Center of Influence Referral Partners - Only after you have success stories, like CPAs, Attorneys, Financial Planners, etc to refer you business.Techniques include: Wholesaling, Rehabbing, Lease Option Flips, Sub2 Rent Out, Sub 2 Lease Option, etc.Private Lenders for Buy and Hold was your question.I would focus on sub2 and rent out.

Unless your partnering up with some folks familiar with the market your own back yard seems to be the best place to start.

Even the folks who you might want to rent were either not financially qualified, credit scores below 550, or had criminal records.So far, I have not found Waterbury to be viable for investing in real estate, for short term projects.I swore not to buy another one in Waterbury, however, one of the contractors I hired, has asked me to partner with him on some multi-family homes, but I am not convinced.  

Could you advise me on how to structure a deal where there are four partners but one partner will do all the work.

Myself and my wife are looking to invest with a partner on a 190k 4plex deal in Connecticut.

If someone decided to take on a partner, can you help me with some brainstorming as how to structure the deal(s)?
