However, never accept the “free” title insurance (it’s not really free as their title co adds a bunch of junk fees to make up for it), pay for your own title insurance as the bank title policy is usually limited to “recorded liens” which may miss code violation fines, utitlities, etc and these are exempted from their policies.The auction terms should tell you if title insurance is offered.

If that's enough to earn you the title of a "sophisticated investor" (and it probably is, but since that term isn't specifically defined I suppose it could be argued either way) you can qualify to invest in many syndications.Syndications are most often created under one of two exemptions to the registration requirements as a public securities offering.
