@Jim Thorpe that's the thing though, they would require i used their hard money lender instead of my own lender. 10.9 is better than 14%, but still, that's nothing on a 3.9% 30yr fixed!

I agree with @Jim Adrian on this...since they are long time tenants and since it sounds like you do not have an early termination clause in your lease...you can let them go without a penalty fee.
