In my experience, when residents have unexpectedly high heating bills, they gripe about it, their ability to pay rent is reduced(leading to a higher eviction rate,) and they tend to leave the apartment at the end of their lease, dramatically increasing turnover.

I want a MHP because I don't want to deal with tenants; if I wanted to rent to large numbers of people I'd buy an apartment building.

I'm close to making an offer on a 20 unit MF in a Houston suburb. 

we are thinking to acquire a 30 or 50 units apartments in the near future, but every where is expensive and does not make sense, is Sacramento or Stockton having those with good cash flow?

Class A apartments not so much. 

Apartments (5+ residential units are considered commercial), office buildings, retail (strip malls), etc.

@Alissa Reed, it looks like you are dealing with a Realtor that does not know how to sell a multi tenant apartment.

I actually just did a similar job, where we built an "in-law" apartment over the garage.

Any knowledge if it works in Houston, San Antonio, or Dallas?
