I would have to hold this for a long time. 

Does the BANK hold the titles?  

Again, I have zero idea if this would hold up in court.

I have a broker that is willing to do the negotiating per lease fee, and I have worked with some landlords that they negotiate, have me get leased signed then they sign and I hold original and each gets copies. 

What's holding me back you may ask.

I am glad this worked for you, but you are implying that following the same strategy that worked in 2020 will work the same in 2024, while ignoring the rate increases, rent increases, exponential increases in furnishings, the maturation of the STR market and increased competitiveness that brings.Realistically, if we only look at 2020 to 2023, the best strategy would be to buy *anything* decent on the MLS and hold for two to three years.

Buy one property see how it goes, keep saving money from your other source of income, then buy another rinse repeat, if any on your properties sky rocket in value you can 1031 them.
