My main forte' is vba development in Excel. i sent a compiled list of questions (i found around the net) to the seller, the main one being i need a rent roll and some sort of documented expenses.I don't plan on rushing into this deal, but on the surface it looks pretty attractive, and if it is, i don't want one of you hard workers snatching it up before i can get in my due diligence. how i see it currently is Bad management + small property improvements (paint/covered walkways) = potential for raised rent and increased profit margins.

I think the best example you can read about is Fort Collins, Colorado.If you decide you want to rent to college kids, you just need to find a way to mitigate your risk.
