Brenden's right, you would use your state's purchase and sale agreement with a stipulation in the offer indicating that the contract may be assignable at the buyer's discretion.

I know owner-occupiers have a bit more discretion for selecting applicants but I will be moving out and renting both units at some point, so want to be prepared with solid criteria.
