Having said all that, before you jump the gun and fire this PM, it may be worth having a frank discussion with them about these issues (asking why it was left vacant for 3 months, asking why their paint quote was so high, asking what fees they charged the tenant who broke the lease, asking what they can do to help prevent tenants from breaking the lease again, etc.).

Interest rates return to "normal" (much higher than they have relatively been the past 2 years), economy goes into a recession to prevent inflation from going out of control, remote work (may stay some, some may get laid off), supply chain problems normalize a bit Here's the thing - demand in the market can change rapidly (we've seen this in the past 2 years) due to interest rates and 10 trillion $$ created.

I believe it tends to give me a slightly lower return, because the sponsor is going to be more careful, and if there is a severe downturn will prevent me from taking catastrophic losses.

I have an umbrella policy which I think is better than an LLC but how can I protect myself even more with specific verbiage in my lease from suit or losing a big lawsuit if it were to happen.Would love examples of what isnused in your lease to prevent this.
