We tried to charge them the lowest amount by not adding labor or materials for certain repairs for example to repair poor cover-up job for holes they made in walls, we just charged partial contractor labor and not materials.

While Hawaii didn't work out, i've since lost 90lbs, converted to Catholicism, found somewhat enjoyable full time employment that lets me put in a generous amount of overtime (Last week I worked 65 hours and on average 55+ hours a week, I haven't had a day off in months), started to tackle overwhelming student loan debt, volunteer, well...you get the idea.

An agent like myself would be happy to assist with this due diligence and first connections to make sure you find one of the best agents in the area.The other option is to talk directly with the listing agent and have them sell your home and put contingencies on both properties - you buy if your home goes under contract and you sell if things are still under contract or closed with the purchase.
