Yeah like Brandon said pivot slightly, unless you are comfortable with another strategy as well and decide to make that a bigger part of your strategy.I invest in Orlando and there's a rise in prices there as well.

You'll need to specify this temperature and stipulation in the lease contract so that tenants are not surprised that they are unable to set the thermostat to 90 degrees in the winter for their personal comfort at your cost.

I'd suggest you go local and not deal in national investing strategies starting off, doing so means you won't be in the driver's seat but relying on others in management, valuation, financing and general operations.Have no idea of your skills. not just RE knowledge or experience but your social skills, ability to deal with the public and others.
