Often Limited Partnerships or Corporations are formed locally and these vehicles invest abroad.

An LLC is a pass through entity (also not a corporation), therefore does not benefit from the low corporate tax rates from the states mentioned.

Now suddenly the private money guy is telling me that we need to form an LLC or corporation in order to satisfy the new regulations on lending for owner occupied.

Ive been working/managing for a large retail company for the last 22 years, looking forward to transitioning out of the corporate world over the next 10 years to enjoy an early retirement...hopefully. 

On the other hand, if you are planning on getting into real estate investments permanently and intend to own multiple rentals, then looking for a corporate shelter is wise.

I am going to follow your advice, I was able to find many good books of American authors that are mentioned on this forum in Russian and I was able to download them for free.
