Most hoa communities don’t allow STR’s.

My issue with condo/townhomes is not the HOA fees, but the power of the HOA.  

Holding cost - what it will cost to hold the property until completion (sale or refi): Taxes, insurance, HOA fees, Utilities, loan interest/paymentsOnce you estimate these, subtract from you ARV.

HOA contacted me - an accusation of tenants letting dogs leave a mess: "neglected to dispose of all waste from your pet".

There are currently no rental restrictions, in fact the HOA has basically been completely silent for years. 

No doorman.Same HOA fee and about same priceWhich one would you choose? 

Once you know the bylaws, file a complaint with the Association Board and ask to be added to the next Association meeting agenda, so you can bring this up in front of your fellow HOA members.

The HOA is not aware of any reason the power would have been turned off.We are replacing the refrigerator as soon as possible.The tenant say their insurance will not cover it although I'm not sure it was presented properly.It is under our insurance deductible.

If it is the first all other liens will be cleared by the foreclosure except for property tax, or IRS, Some jurisdictions hoa lien survive.
