Hey friends, a few question for the S.

My Wife and I are in our early 50’s and would like cash flow.

The California Association of Realtors’ Pet Addendum (CAR Form PET) states the following:“Tenant is responsible for and will be charged for any damage to the Premises caused by their pet(s), whether [listed on this form] or “just visiting.”

When I run the #'s at asking price (which I think I can get for less), with 6% vacancy, 15% Maintenance & Cap Ex, & 9% Management fee (of which I plan on managing myself), I'm still cash flowing around $700 per month.With a nicely maintained bldg on a quieter street near Cherokee st, all the larger building systems updated, 2 solid long term tenants, and a good monthly cash flow  makes this a very tempting purchase for my first property.

and how do I go about accurately estimating these cost..comps in the area are going 85-90 per sq ft.. non rehabbed (80's to 90's) style houses.so 196 sell for-ishMy question is.

I have been interested in real estate since I was in my very early 20's, I just didn't know what it was or what I was doing.

I am in S FL and everything here has been going near or over retail - it blows my mind.
