Wonder if you could negotiate before you get an attorney involved.

Hey BP guys, I'm just wondering what everyone else is doing when trying to find a good deal to FLIP or BRRRR a property..  

I do wonder if for someone starting out, it would be casting too small of a net to hope they could build up trust with a pretty minuscule audience (assuming we’re targeting locally here...national would be trickier ).  

Some of things I consider besides the analytic part is the number rentals available, rental comps, number of house for sale and date of availability.I've been looking daily and I'm having a really hard time deciding where, I wonder if people do end up with a duplex in every state, lol. 

I'm also willing to take the risk and the time for either one , I would just really appreciate the suggestions from you wonderful people .Thank you so much .

This may seem like an odd question but I’m wondering if that’s something I should pursue since capital is my issue.

I think the book is a good introduction to Notes and would fit under the popular theme of “Notes for Dummies”.

I’m just wondering how someone else would handle this situation or what I am obligated to do
