The biggest issue I've run into with property management is that they are not very selective with the tenants, then the managers both don't stay on top of things and don't treat the tenant well.

In reviewing what other landlords have gone through dealing with this program it appears there can be a wide variation on how quickly (or slowly) funds are dispersed. 

After doing a research in the area on the best buys, my property that I've selected is within a brand new condominium complex near the ski mountain.   

I'm yet to pull that trigger in real estate investing but ACTIVITY irregardless of niche/strategy selected should get you going.10/20/50 calls a day etcThen1/10 offers made a day consistently etc then results will follow.This is the Marketing part of your real estate business.Ramp up the ACTIVITY

In our experience, the #1 mistake landlords make when selecting a Property Management Company (PMC) is ASSUMING instead of CONFIRMING.

If they can ever figure out how to keep the sewage out of the ocean there it would help the appreciation even more.I have some fear that the board of supervisors at some point may restrict STRs county wide. 

I use Housing Alerts for appreciation and market score & Trulia for Crime score anytime I'm selecting a neighborhood in the U.S.

We found a piece of land that was similar size to yours in an area that was ripe for townhome development but was rectangular in shape.After talking to a consultant we found that the land was not wide enough to accommodate townhomes on both sides of the rectangular land as we had to account for roads and sidewalks in between the homes and those had to be a specific size based on city rules.The seller believed that we could fit about 90 townhomes on the almost 6-acre parcel, however, we could fit only 45 to 50 townhomes as the land was not wide enough.
