In the hot areas in my market where we are using escalation clauses...it is standard practice to show the first page with names blacked out to justify the escalation amount.

Those same restrictions can have positive long term investment trends by creating a higher barrier to entry for new investors, and theoretically greater return or demand for those that are operating.

Why do you think purchase contracts are so long and have such small print?

We are not at the stage yet where you should spend tens of thousands of dollars on an attorney filing a lawsuit or requesting arbitration.

Makes me sick to see it because it can take someone a very long time if ever to recover from something like that.

Typically when you sell the title company requires forms to state if you are foreign or not, your ID, and they want to send 15% or 10% or (20% for long term) to the IRS at closing.

I am based in san francisco but pretty open to investing anywhere across the country - as long as it's a good opportunity in a good/profitable area.
