All of my SFR rental sales over the years pretty much needed new roofs and hvacs and I was able to sell for less of a discount (about 50%)  than would've costed for me to have done so I completely agree.

It is not worth it to us to discount our work for any reason because guys like us can get these nice high-end jobs anytime.

I send an email confirming the payment plan and waive or discount the late fees if payments are made on time as agreed.

Usually there's not enough discount rate to appease most investors (similar to turn-keys, but not necessarily tenanted.)I do have a lot of phone calls from clients of other property managers who are having bad experiences and we do help them sell their homes, but we try to capture as many of these for our current clients... especially the ones who are experienced and capitalized enough to navigate through whatever problems the property is experiencing (major maintenance or damages, problematic tenants, etc.)We've found that there's a lot opportunity by networking with PM's for several reasons, but at the end of they day... we're running a business and trying to grow.

I do lease options as my exit strategy and get them to agree that I will give a discount on their rent if they don't call me for repairs and take care of the home like it's their own.

If the option is taken, he agrees to finance it to you, seller financed.That note will be an asset to him if he needs to qualify, two routes:One, make the note so that it is not marketable as the asset is assessed to it's market value, or;Two, set the note up to be purchased later on at a discount if he needs to qualify, the note is sold and all funds then go to his care until expensed.......this is the better alternative.If you just bought it, there will be a 3 to 7 year contemplation rule as to his disposal of assets and he may be obligated  to use the sale proceeds for his care, which he won't have, say in year 7.

The cost in doing so was pretty nominal (demo two closets & build two walls), but I think it adds tremendous value and appeal to the property.

It was a good deal and I am happy with the purchase, however I want a BETTER deal the second time aroundAs you know, many posters on this site buy distressed properties fix and hold because the discount is better.
