The heat we control remotely, so there's no issues there.Make your life simple and easy, just up the rent to cover the heat & w/s.

Roatan, being in the Caribbean, has the same issue with sargassum as the Riviera Maya or the Dominican Republic.

I know the permitting and building process is way easier with ADUs, but I would assume that it's much more difficult with single familys.I will be acting as my own general contractor (currently waiting to be issued my remodeling contractors license).

I would hate to see you get it and they move out the following month because they are on a month to month lease thus removing your income stream right out of the gate.I would get an inspection on the property to make sure there is not a hidden issue of Black mold or asbestosis and such problems as maybe a leaky roof.

However, you may have other issues to deal with.

@Kyle Neff this is usually the same issue on ALL commercial properties that we seek to upgrade. 

I truly don't know, but if the gut is extensive and you are going to hire GC anyways, it might be worth throwing some numbers around to see what you can get.It has had termite and rodent issues for years. 

You just have to view risk tolerance; and in my opinion with todays world and how it's going, quality over quantity, more cash on hand.3) I'll add a third, as for tax advantages and legal issues arising with fully paid off.
