I'm surprised by a couple of things in your story.

I wouldn't be surprised if we had quite a few empty rentals sitting out there.

I think there will be quite a few investors in for a surprise when they find out millennials don't do what they thought they were going to do. 

There were a lot of duplexes I wanted to offer on and start moving; but, getting people to move it along is surprisingly tough (a few are still on the market).  

It wouldn't surprise me in the least seeing as how "Orlando" is spreading west and Tampa to the east (not their actual respective boundaries, just the sprawl of people buying houses further and further out from the city.   

It does not include several rooms and areas, but we get a good general picture.As you may expect, the ups and downs encountered during this rehab are full of interesting surprises, and easily warrant an educational book on its own regarding what to do and what not to do.

They are sometimes surprised to lose hundreds of dollars due to killing off grass.  

To my surprise, the tenant was home and after a few uncomfortable moments on the porch, I assured her that my intentions were to simply understand her position in all of this.

I'm surprised it appraised for what it did given I was $10k over all other comps.
