I am now subject to rent control and can only raise 5% + local inflation (for the last year it means an 8% increase was permitted). 

The net income after applying this deductions will then be subject to UBIT.

Continue also to educate yourself on these subjects as the more you will know, the more powerful the synergies with these team members will be.

With the considerations I have outlined above for missing and low expenses, I think you will be cash flowing negative for many years before this property finally starts to support itself.

Shirley has some houses that you are either under contract to purchase, or are purchasing with a land contact/installment sale, or something like a subject too deal. 

Try to get a feel for the various subjects in real estate and focus on the one that piques your interest.I hope this helps!

@Laurence ObiBesides books, there are several great podcasts out there on the subject which was one of the best ways I found (and still am!)
