@Mansoor Fazel my rental is a couple blocks north of i80 off of Norwood on a small off shoot street.

As most have already discussed here, Buffalo market varies greatly sometimes block by block, sometimes even street by street.  

So same area you are looking but there are party street and quieter streets. 

That includes trash and maintain common areas - the streets and lots, mailboxes, green areas, tot lots, etc. 

You see a lot of them talking about properties they own in their own name and how many more mortgages they can('t) get, about how they're running short of money rather than learning how to build their business entity structure, and how to attract private lenders - folks looking to rescue their retirement accounts before Wall Street goes into free fall once again.Can you support yourself while you learn about business and real estate investing?

I have pleasant neighbors, kids feel free to play in the streets, people mow their lawn, and no drama usually equals low crime. 

Their lease is very clear about illegal drugs use being a non-curable offense and cause for eviction.  

Here is situation:My tenant for over two years parked a trailer in the backyard (other neighbors also complained about this tenant in past for drug use and multiple cars coming in night ) notice was sent for compliance of lease for removing truck in a week , he didn’t comply and I sent him 60 day vacate notice.After that he stopped paying rent , then we serve him 3 day rent pay notice or face eviction and obviously he didn’t paid rent ,I tried cash for keys but he didn’t responded and I found there are few people living in that home who had already eviction done on them so they are pro and they know what they are doing, now case is with eviction(turn over to eviction company in that city).Question:Tenant pays water and electricity , water is under my name I pay for water and he pays me per bill and electricity is  under his name but will get defaulted to me if doesn’t pay it.So my question is what to do in this situation if he is not paying water and electricity.Are there any suggestionsPS :I will update the summarized progress so others can benefited (if any).
