Second, decide on a niche, single family rentals, fix & flip, self storage, commercial.

Offer to pay to have movers transport the "valuables" to a storage unit and pay the first few months so the seller can have time to sort through it.

Depending on the market self-storage, medical office or other commercial types might work for you. 

Purchase another stream of income I can take care of in retirement - Car Wash, Storage unit??  

I plan on doing a landlift and selling with approved site build plans for a self storage facility to make a large profit margin.

We would give them access - allowing them to move things into a storage space or code for garage for insurance purposes they can not store items in unit or move in until lease start date.

But, the paperwork still exists in storage and they pull that out and ask some very probing questions.

Keep in mind, there is already a large new TV in the family room and an extra sittnig around for a bedroom already.I settled on having a nice large screen TV in the family room off of the kitchen and a "roving TV" in storage that can be put into a bedroom in the rare event someone wanted to spend $400 a night to watch TV in their bedroom.
