You could just as easily take $40k out 5-10 years in and have negative money invested and infinite COC.The negative cashflow with income property:  I have an expensive oos property I want to retire in.

(Good school district) If you are here to retire and enjoy good view, North GA mountain will be a great place to be.

I have some very stable and high cash flowing properties in what some would call not good areas but if you have good management you can invest anywhere.

Mind you retirement assets come with many other compliance burdens, especially if you have enough to be considered a fiduciary. 

Would like a comfortable retirement.

We were fortunate to have the same renters since the beginning with stable rent.

I've set a goal for myself to retire from my job at 35 through RE. 

Low cost of entry, diverse economy, stable values throughout previous recessions, the list goes on.

Is SF simply a higher PE stock like Amazon vs DC a more stable PE stock like say Coca-Cola?
