@Lloyd WinstonYou and your brother may need to look to speaking with an attorney to draft up a partnership agreement/LLC operating agreement.

At a minimum, I want to leave every person I speak with a business card so they have a way of contacting me whenever they do decide to sell their house.

I can speak as an individual in this position.  

Many of them are in negative equity situations, poorly rehabbed, and have a with a home they can't sell or rent to a decent human being.

I am amazed at the numbers of deals right now that are cash flow negative that get sold on bad advice.
